Affiliated Business Arrangement Disclosure
This is to give you notice that Michael Saunders & Company ("Michael Saunders") has a business relationship with MSC Mortgage, LLC ("MSC Mortgage, LLC").
Specifically, MSC Mortgage is 50% owned by Michael Saunders. The remaining 50% is owned loanDepot.com, LLC ("loanDepot"), to whom a large percentage
of MSC Mortgage loans will likely be brokered. MSC Mortgage may also subsequently refer you to MSC Title, Inc. ("MSC Title"), a title agency wholly owned
by Michael Saunders. Because of these relationships, this referral to MSC Mortgage may provide Michael Saunders, its parent company, and/or its affiliates,
with a financial or other benefit.
Set forth below is the estimated charge or range of charges for the settlement services listed. You are NOT required to use MSC Mortgage
or MSC Title as a condition for settlement of your loan on, or purchase, sale, or refinance of, the subject property. THERE ARE FREQUENTLY OTHER
SETTLEMENT SERVICE PROVIDERS AVAILABLE WITH SIMILAR SERVICES. YOU ARE FREE TO SHOP AROUND TO DETERMINE THAT YOU ARE RECEIVING THE BEST SERVICES AND THE
BEST RATE FOR THESE SERVICES.
Settlement Provider, Settlement Service, and Charge or Range of Charges:
MSC Mortgage. MSC Mortgage brokers mortgage loans. MSC Mortgage will not make any charges to the purchaser/borrower for its services but will
receive compensation from the lenders to whom it brokers (including loanDepot) of up to [2.85%] of the loan.
loanDepot originates mortgage loans but does not directly charge the purchaser/borrower any required fees. You may be charged certain third-party fees for
lender-selected services, including for an appraisal and credit reports. You may also be charged for additional closing costs by the escrow/title company
and/or closing attorney. You may also be charged optional fees from loanDepot (or other lender) such as fees to reduce the interest rate. MSC Mortgage
and/or the applicable mortgage broker or lender will provide you with a Loan Estimate detailing credit costs and loan terms, including closing costs. Please
refer to your Loan Estimate for an itemization of fees applicable to your loan.
MSC Title. MSC Title provides title and closing services. Depending on the specific services performed, charges may range from $400.00 to
$600.00, with title insurance premiums varying based on the amount of coverage provided.
